Le Nid des Hirondelles is situated in the heart of the village, in the beautiful 12th Century church square of Saint Marie-Madeleine and within walking distance of all amenities, this charming 19th Century stone built village house has been fully restored and tastefully furnished, while leaving many traditional features such as exposed stone walls, original beams and the winding staircase. The property also has the added benefit of a good sized private courtyard and a small first floor sun terrace.

The house offers an ideal base for relaxing in a traditional Languedoc setting or exploring the beaches, mountains, vineyards and historical sites that are all within easy reach.

The village of Nezignan L'Eveque has a cafe, excellent restaurant, a bakery, butchers, newsagent, and a small grocery shop all within easy steps of the house. There are also tennis courts available for public use.

Pezenas (5 mins. drive) not only famous for Moliere but for its alleyways full of artisans workshops, teahouses and excellent restaurants also has four large supermarkets, cafe / bars and banks with ATM cash-machine facilities.

The long sandy Mediterranean beaches in one direction and the hills of the Cevennes National Park in the other, lie just 20 minutes drive away.

Follow the traditional winding stairs with the exposed stone wall to the spacious 1st floor landing.

Bedroom 1 (18 sq. meters) enter through double French doors into this spacious light double room, with French windows onto balcony with views across the square to the vineyards and hills beyond.

The winding stairs continues up to the top floor level of the house.

Bedroom 3 (20.5 sq. metres) A lovely large double bedroom with original beams, easy chair, bookcases and books, a place to relax with a view across the square to the vineyards and the hills.

Ensuite bathroom (6.5 sq. metres) With bathtub, separate shower, WC, wash hand basin and shaver point.

Separate Dressing / Sitting room (or could be used as a single bedroom if required) (12.4 sq. metres) A very pleasant additional room with easy chair and a single bed installed with a view across the square to the vineyards and the hills.

Other features. As the house is built with solid stone walls the interior will be kept cooler in summer and for out of season lettings warm in winter. There is the added benefit of wall mounted, thermostatically controlled heaters for your comfort and a log burning fire in the sitting room. Whatever time of the year there will always be a good reason to enjoy your stay in Nezignan L' Eveque at the Swallows Nest or Le Nid des Hirondelles.

Small sunny terrace accessed from the first floor landing and very private.

Courtyard entered via the outside door from the Kitchen. Partly shaded, partly sunny, large table and 6 chairs for outside dining, 2 Sunbathing loungers, a very pleasant private area.

Parking. For clients who arrive by car, parking is available on the place in front of the house or on one of the side streets nearby.

Location and Accessibility
A train service from London takes you to Paris then onto Montpellier from where you change train to Adge - only 15 mins. by car to the house.

Located approximately 5 mins. drive from junction 34 of the A9/E15 motorway (La Languedocienne) giving immediate access to the spectacular drive through central France using the excellent road network linking cities to the north via Lyon, Paris and on to the channel ports.

International airports with services provided by RyanAir and British Airways are within easy reach at Montpellier, Nimes, Carcassonne, Perpignan and Rodez.


Area Activities

A 5 minute drive away is the lively medieval town of Pezenas, home of Moliere, with its period architecture and a great choice of restaurants and pavement cafes, art galleries and museums, artist boutiques and a superb Saturday market Not to be missed! Ideal for buying local produce and gifts.

The Canal du Midi, listed as a World Heritage Site by UNESO, is 15 minutes from the village. It links with the Herault River at Agde and the Bassin de Thau which is an inland salt water lake with the second largest oyster bed in Europe. The canal and river offer fishing and boating facilities with the opportunity to explore the many historical towns and villages along their routes. The towpath of the Canal also provides access for cyclists, walkers and joggers.

Set in beautiful scenery some 12 minutes from the village towards Beziers is the Saint-Thomas golf course which offers 18-holes for all levels of players throughout the year.

This is an ideal base for a family holiday with the sandy Mediterranean beaches just 20 minutes away, why not visit Grau d'Agde, Portiragnes Plage, Valras Plage or as an alternative to the beach for the children is "AquaLand," a giant water park in the chic resort of Cap d'Agde.

Superb walking in the Montagnes Noires, and also Lac Salagou for wonderful freshwater lake swimming and water sports.

Visit Beziers with its tree lined central Boulevard with the fantastic flower market every Friday. Excellent shopping and unmissable 4 day party "Feria" in August.

The Pont du Gard and all the riches of Provence make for an ideal day trip, or head in the other direction and see the amazing fortress city of Carcassonne.

The Spanish border lies just 11/2 hours from the house and Barcelona is an extravagant getaway just 2 1/2 hours door to door.

For more local activities Nezignan L'Eveque holds the Music and Wine Festival over a period of 3 to 4 days every July opening with a concert played in the church followed by a wine tasting in the Place Autour du Chateau. An ideal time for you to meet your neighbours and practise your French,
