Property Description:

Our villa is situated on the edge of the peaceful village of Montesquieu-des-Alberes, in the Pyrenees Orientales region of Languedoc Roussillon, the southernmost, sunniest region in France, averaging 320 days of sunshine a year. Montesquieu nestles on the lower slopes of the Alberes mountains, which form the eastern end of the Pyrenees as they meet the Mediterranean Sea. It is 29km south of Perpignan and 14km inland from the coast.

The villa has an ‘away from it all’ feeling, but is within a short distance of the sea and the mountains, and close to restaurants, shops and places to visit. In addition to the tranquil location with no passing traffic, other features of the villa are the spectacular, panoramic views from the front terrace and living room windows over the fruit trees, villages and vineyards of the Roussillon plain and towards the Mediterranean Sea in the distance; the private swimming pool with south-facing terrace; the spacious outside barbecue/dining area (‘cuisine d'ete'), and the large (84m2), open-plan split level living room with satellite TV and DVD player.

Set in private woodland, the house is located in a quiet cul de sac, ten minutes walk from the village centre. The private 9m x 4m swimming pool with shallow and deep ends is situated at the rear of the house with a south-facing terrace. The villa is spacious (280m2 / 2,800 sq ft) and comprises:

• Entrance hallway with Mediterranean garden, cloakroom with WC and hand-basin.
• Large open-plan split level living/dining room with satellite television and DVD player. Two sets of sliding doors lead directly on to the pool terrace and BBQ area.
• Fully fitted kitchen, equipped with fridge, dishwasher, oven, hob, microwave and fridge/freezer and access to the summer kitchen.
• Separate laundry room with washing machine and iron/ironing board, plus additional fridge/freezer.
• 30-m2 covered terrace with BBQ fireplace (“cuisine d’ete”), adjoining the kitchen and overlooking the swimming pool.
• 2 double bedrooms, 2 twin bedrooms, 1 mezzanine (sleeps 2), 1 cot, 2 bathrooms, 1 shower room and 2 separate WCs:
- One double bedroom, along with a small lounge area with a day bed and rollaway single bed, and bathroom with double washbasin, bath with shower attachment and WC, are arranged as a guest suite, accessed by its own staircase in the hallway;
- 1 double bedroom and 2 twin bedrooms are accessed by a separate staircase in the hallway, along with a bathroom with bath and shower attachment, a separate shower room and separate WC.

Area Description:

Montesquieu des Alberes is a tranquil village with a pretty 12th century church and ruined fort. There is immediate access from the village to footpaths and trails for exploring the Pyrenean countryside on foot, bike or horseback.

There is a good choice of bars and restaurants in the neighbouring villages a few minutes drive away. If you want to venture a little further, the Mediterranean coast is 15 minutes by car, where there is an excellent choice of restaurants, including some very good seafood restaurants, in Argeles, Collioure and Port Vendres. A 15-minute drive inland will take you to the medieval town of Ceret, where there is a wide range of restaurants offering Catalan, Spanish, Italian, Vietnamese, Chinese and of course, French cuisine.

Ceret is an attractive medieval town, where the narrow cobbled streets of the old town are lined with plane trees, casting welcome shade into the squares where you can sit and enjoy the outdoor cafe life. The Museum of Modern Art attracts visitors from near and far, housing works by Picasso, Dali, Matisse and Chagall, among others. Ceret has a very Catalan feel to it and you often hear the language being spoken in town. There are even corridas (bullfights) here in the summer. They run the bulls through the streets before the main bullfighting festival in July. There is a carnival on Shrove Tuesday and a colourful procession at Easter. The orchards of Ceret are famous for producing the earliest cherries in France. Spring arrives here earlier than anywhere else in France and the first cherries are traditionally sent to the President of France. The trees blossom in January, the harvest takes place around Easter time and there is a Cherry Festival in May. There is a bustling Saturday market, where you can buy wonderful cheeses from the mountains, fresh oysters, ready made paella, local olive oils and nuts, plus fruit and fresh vegetables.

The nearest seaside resorts are Argeles, with its long sandy beaches and palm-tree-lined promenade, and Collioure, the gem of the Cote Vermeille. Collioure sits in a picturesque cove and has a very attractive port and seaside promenade. The Royal Palace, which dominates the harbour, was founded by the Templars in the twelfth century. In the early 1900s, a group of painters, known as the Fauvists, made Collioure their summer base because of the rare quality of the light and intensity of the colours. Today, along the "Fauvism footpath", reproductions of 20 works from Matisse and Derain are placed at the points from which the originals were painted, allowing viewers to compare old and new. If you visit the bar ‘L’Hostellerie des Templiers’ you can see original works on the walls, which were used as currency by artists to pay their drinks bills. Collioure continues to be popular with artists and there are a large number of art galleries.

If you want to venture a little further afield, favourite daytrips are Carcassonne and the Cathar Castles to the north, and the high Pyrenees to the west. If you fancy a trip to Spain, Figueras and the Salvador Dali museum are just 30 minutes away by car and you can be in the centre of Barcelona in just under 2 hours.

Area Activities

Beach destinations
There are a number of seaside destinations within easy reach of the house offering a variety of leisure activities, such as windsurfing, fishing, sailing and snorkeling and scuba diving.
The nearest seaside resort is Argeles with its 7-km long stretch of sandy beaches, numerous activities for kids and adults, and a 3-km palm-tree-fringed promenade for strolling (or cycling) along.
North of Argeles is St Cyprien, which has a 3-kilometre long sandy beach and a pretty fishing harbour with lots of quayside restaurants and boats for hire. Aqualand (water slides) is in Boca del Tech.
South of Argeles the coast becomes more rocky and picturesque. Collioure has 3 small beaches. Just south of Collioure is Port Vendres, which is much more of a fishing harbour. Deep sea fishing boats are available to hire here. A little further south still, with its beach set in a wide bay, is Banyuls.
Should you tire of the French seaside scene, the pretty coastal resorts of the Costa Brava in Spain are about 1½ hours away by car.
Closer to home, other leisure activities include:
Walking: There is easy access straight from the centre of the village to a number of trails for walking. The 4km-long botanical path, “Sentier Botanique”, which starts in the village, was established to help visitors discover the exceptional flora of the Mediterranean Forests. There are a number of easy and more challenging walks starting from the path, with picnic areas along the way. If you are feeling more adventurous, you could try a longer hike with the local walking club in the mountains, or set off on your own on the trans-Alberes path, which leads right down to the beach, a day’s walk away (or 15 minutes by car).
Mountain biking: Just up the road from the house is a mountain bike circuit, which leads up into the Alberes.

Golf: The best golf course in the area is a challenging 27-hole championship course 20 km away in St Cyprien.

Wine tasting: More wine is produced in Languedoc Roussillon than in any other region in France. Opportunities to taste wine abound, with most vineyards (domaines) offering tasting so you can try before you buy. The villa overlooks the vineyards of one of the domaines situated in the village, the Domaine du Mas Rous.
