Property Description:

Upon arriving at the property, located at the end of a ‘cul-de-sac’ with just one tiny farm after the houses, the first property is ''Les Lauzes''
The entrance leads to a halway with exposed stone walls, exposed beams and tiled floors. Opposite the entrance are French windows leading out to the enclosed courtyard and the wooden table, chairs and parasol for dining in the open air.
To the left is the first double bedroom, en-suite bathroom with shower, bath and basins. There is also a separate toilet. To the right is the large open plan kitchen, divided from the living-dining area by an open partition.
The lounge has 3 comfortable leather settees, coffee table and satellite television for guests entertainment. The second double bedroom is located adjacent to the living room and is entirely designed to accommodate for disabled guests. There is an en-suite bathroom, again adapted for disabled guests, with a shower, washbasin and WC.
The attractive, traditional oak stairway leads to the first floor where a large landing area with an armchair and a bed settee may allow for 2 extra guests.
A door from the landing leads to a bridge out to the garden and directly to the heated swimming pool, measuring 5 x 10 m and surrounded by a paved patio with sunbeds and parasols. The swimming pool is located behind and slightly above the house and may also be accessed from the courtyard. Here on the first floor are 2 bedrooms, one twin and one double, each with an en-suite bathroom.


The second house is ‘’La Bastide’’. This is the largest of the three houses and may be rented with ‘’Les Lauzes’’ Upon arriving at La Bastide the entrance door is located opposite the private heated pool (5 x 10 m) and shaded, gravel terrace surrounded by shrubs, flowers and large lawns for fun and games.
The front door leads directly into a large country kitchen - dining room with a large functional chimney, a large farmhouse dining table seating up to 12 persons, and the kitchen area. Again, the walls are of exposed stone, the ceilings show off the original beams and the floors are tiled, all in keeping with a traditional Perigordian property.

The kitchen is fully fitted and equipped with all modern appliances, as in Les Lauzes, and also has the extra facility of a tumble dryer in a small utility room.
The bedrooms at La Bastide are located in two wings; from one side of the kitchen a door leads to the left wing, with one large double room on the ground floor, an en-suite bathroom and a separate toilet.On the first floor are two further double bedrooms, sharing one bathroom and WC.
To the right of the kitchen-dining room, is the large and bright living room, with 3 leather settees gathered around another fully functional fire place, for enjoying a flambe on the cooler evenings out of season. There is a television area in the lounge with an additional settee, and a card table and chairs for playing games. At the far end of the living area, a door leads to one double room with it’s en-suite and separate WC. An open feature staircase leads to the first floor and to the landing area, here, two more double bedrooms each enjoy an en-suite bathroom with shower, basin and a WC.
The last house on the property is called ‘’La Grangette’’ and may accommodate 6 persons. The ground floor is attractive and open plan in design, incorporating the antique dining table and chairs, the leather settees and television area, and the modern kitchen into a charming and spacious living area. The kitchen is fully equipped as in the first two houses and is separated by a wooden bar. The house is bright and welcoming and is enhanced by the French windows looking out over the heated private pool (4 x 8 m) and patio area with it’s sun loungers, garden table and chairs and barbecue for dining in the open air.
The first bedroom is located on the ground floor and has its private en-suite bathroom and a separate WC.
The second two bedrooms are located on the first floor and again, each have an en-suite bathrooms and WC.
All three houses are of an exceptional quality and are soon to be classed 5 star by the local authorities.

Each house is ideally designed for privacy and space whilst being close enough to accommodate for large groups if desired. Special features throughout all 3 houses include:
most double bedrooms may be transformed into twin rooms. The beds are made up with two singles designed to be put together or separated.
They also have electric controls to lift the head and feet as desired for extra comfort or for reading in bed.
*Each house also has two televisions, one large screen downstairs, and one small television upstairs to be moved where appropriate.
*Each bedroom has a telephone for receiving calls and functions with a Telecom card for outgoing calls.

You will also enjoy sailing down the Vezere river in the ancient Gabarres. There are also many festivals liven up the whole region during the summer

The lovers of the small white ball will be able to practise their game in the Swin 18 holes of St Genies, 4 Km away from our estate

Nearby, lovely shaded paths offer you many opportunities of walking, cycling or horse riding. If you prefer water sports, you might be tempted by trout fishing in the Vezere, or even canoeing

We will advise you on the best places to taste the secrets of the perigordian gastronomy: foie gras pate, confits, omelette with truffles, poelees de cepes, and many other delights...

A visit to the regional wine caves is also strongly recommended! You will then know everything of the wines ending with "ac" (Bergerac, Monbazillac, etc.).
