Property Description:
A traditional Breton "longere" conveniently situated 100 miles from the ports of Cherbourg and Caen and 45 miles from St Malo and dinard airport. 5 miles to Junction 32 access to A84This fully restored south facing property is on a very private site in excess of an acre and is 1 mile from the village of Le Ferre. It is made from granite with walls of about 3 feet thick. It was originally built about 1694 and extended in 1820 and 1850. It retains many original features such as beams and fireplaces.
It has 5 bedrooms, 1 ensuite, 2 with basins and 2 twin rooms on the ground floor. There is also a separate shower room and toilet on the ground floor.
The property has 4 sets of doors on the front. The first leads you into the kitchen/dining room with exposed beam ceiling and tiled floor. It has a fully fitted kitchen with a dishwasher. There is a table for seating 6 and 2 armchairs in front of the fire.
A doorway leads into the lounge which is 21ft by 18ft. It has exposed interior stone walls and a beamed ceiling with a working fireplace and woodburner. There is ample seating for 8-10 people with television, dvd and video to watch. Also an extensive collection of books for all the family. Off the lounge is a small garden room with patio doors leading out to the garden and pool and patio. There are 2 armchairs and coffee tables. Off this room is the shower room and toilet and the washing machine. Opposite is the downstairs twin bedded room.
The dining room is 20ft x 17ft. It has stone walls and a beamed ceiling, again double doors open to the front of the house. There is a tradional stone fireplace (decorative only). There is a large dining table for seating 8-10.
Glazed doors lead into the magnificent games room , 25ft x 20ft. It has a pool table, table football, jukebox, playarea for children with games and playtent etc. There is a small bar with optics and bar stools - please bring your own alcohol. The room has huge exposed wooden beams and the whole area can be view from the mezzanine gallery above.
The mezzanine is 20ft x 16ft and is an ideal seating area for relaxing and watching the activites in the games room below. There is a double sofa bed to make the sleeping upto 10 if required.
A corridor leads from this to 2 double bedrooms, 1 with twin beds, and the bathroom with toilet. Both bedrooms have their own washbasins - so no queue to brush teeth in the morning! The main bedroom is approached from a staircase in the kitchen and is a double with an en suite shower and toilet.
There are 2 cots available - 1 fixed and 1 travel but they must be booked in advance - there is no charge.
The garden is about 1 acre and is landscaped with young trees, shrubs, rockeries, heather beds and evergreen hedging. It is laid mainly to grass with views over neighbouring farmland and distant valleys. The SWIMMING POOL was professionally fitted and is heated from the sun in the Summer with average temperatures of 24-26C. It has underwater lighting if you want to swim at night. It is 26ft x 16ft and 6ft 6in max depth with Roman end steps leading into it and a ledge all the way round. It is fully fenced and fitted with a gate with a child lock. It is only 12 ft max from the house. Children must be supervised at all times whilst in the garden and around the pool.
There is a wonderful games room for use by all ages. We have a large adult pub style pool table. A great sturdy traditional French table football. There is a Sony Playstation 1, a tv/video with lots of videos. There is a DVD player on the tv in the lounge, but please bring your own discs for that and the PS1. There is a playtent for the younger children and a childs table for sitting at to draw/play or do puzzles. We also have an electronic darts board - very safe for all to use. There are lots of books for adults and children, board games and a Cd player. The bar area has optics and 3 stools for sitting at. You can also sit on the chesterfield sofa or chair and watch the games commence! We also have a 1970's juke box in this room which will hopefully be repaired and ready for use fairly soon!
This is a wonderful property for any type of holiday, relaxation, touring, swimming, cycling, walking or just having fun. You will not be bored come rain or shine!
Area Description:
The house is very well located on the borders of Brittany and Normandy. It is set in tranquil farmland but not isolated from the main attractions in the area.It is typical quiet French countryside but not far from local activities and beaches. If you do not want to drive the area is ideal for walking and cycling.
Views from the gardens are stunning and never cease to amaze us each time we are there.

Area Activities
Mont St Michel is about 20 minutes drive. Dinard and Dinan 30 -40 mins. Fougeres 10 mins. Avranches 15 mins. Beaches 20 mins. Normandy DD landing beaches 1 hour. Caen and Bayeux 1 hr. There is a fantastic water and activities park only 10 mins away at St Martin des Landelles. There are tennis courts in Le Ferre 1 mile away opposite a fantastic Brocante full of wonderful antique furniture. Golf courses can be reached with in 30 mins. There are several bars, cafes, restaurants in nearby St James which is where the American war cemetary is located -on a clear day the church tower can be seen from the house.There are several zoos for the children about 30 -45 mins drive away. There is a large water park for adults and children in St Martin de Landelles only 15 mins away. The reptilarium at Mont St Michel is a must for all children - as long as they dont mind the snakes!
In fact there is really something for everyone in the area.
